Step to Buying your New Home

We understand that buying a new home can be a complicated process so to make it simpler we have listed the buying process below.  Should you require any further details please give us a call.  Please note the process differs for Signature Homes

  1. ENQUIRY


    Please call one of the team at Pat Munro Homes, we will be happy to discuss our locations and house styles that suit your requirement and will arrange for you to view either our showhome or your chosen house type wherever possible.

  2. FINANCE


    We would recommend that you discuss your finances with an Independent Financial Adviser to establish funding for your purchase.  We can recommend IFA’s who can carry out a review of your current circumstances and offer advice and/or facilitate your mortgage application.  It is recommended you have a mortgage agreement in principle prior to reserving your property.

  3. RESERVATION


    Once you’ve established funding you can reserve your new home by paying an agreed fee. This is deductible from the end sales figure and secures your preferred plot.  At this point we will give you an estimated entry date.

  4. SOLICITOR


    You will need to appoint and advise us of the solicitor you intend to use in the buying process and it is recommended that a solicitor who is familiar in the conveyance of new build properties be used.  Our solicitor will issue missives to yours at the earliest possible opportunity and your solicitor will carry out all legal aspects of the transaction on your behalf.

  5. CLIENT CHOICES


    At Pat Munro Homes we offer our clients a wide and varied range of choices tailored to suit your individual requirements.  We ask that these choices are made within 1 month of reservation to ensure a smooth handover to the construction team.

  6. PROGRAMME


    Once we start to build your new home we will give you an indicative entry date and as the build progresses we will communicate updates regarding this date of entry at regular intervals.

  7. SITE VISIT


    Approximately 8 weeks prior to handover of your new home you will be given the opportunity to walk through the property for the first time.  This is your early opportunity to take measurements prior to moving in.

  8. FAMILIARISATION


    One week prior to handover of your new home we will arrange a familiarisation visit. During this visit we will explain how your new home functions and you will have the opportunity to inspect the quality and standard of your home prior to handover.

  9. HANDOVER


    On the day of handover, funds will be transferred from your solicitor to ours and you will now be the legal owner of your new home.

  10. OUR ONGOING COMMITMENT


    Our involvement doesn’t stop when we handover your keys.  At Pat Munro Homes we understand the importance of continuing customer care and to ensure a smooth process in the early weeks after handover you will have a designated point of contact in our office to whom you should report any items that may need rectification.  We will aim to complete these items to your satisfaction within an agreed timescale.


    After the initial settling in period we will return after 12 months to rectify any items that occur whilst your new home is ‘settling’ and will always be on hand should you need us in the interim.
